Job Description
 

Performs skilled work involving general maintenance and repair of municipal buildings. Work involves duties which require the application of journey level mechanical skills as well as basic carpentry, plumbing, and electrical skills. Primary duties include maintenance and repair of heating and air conditioning systems, replacing and repairing plumbing and electrical fixtures, repairing carpet, and performing other general maintenance tasks. Work is performed under general supervision and is reviewed through periodic inspections, direct observation, and condition of facilities.

Minimum Qualifications:

High School Diploma/G.E.D. Certificate and One (1) year experience in general building maintenance or one of the trades; or an equivalent combination of education, training, and experience. Must possess Journey Level competency card in one of the following trades Electrical, Heating and Air-Conditioning, or Plumbing. Valid Florida Driver's License required. Training in the maintenance and repair of heating, ventilation, and air-conditioning systems desired

 
Responsibilities
 
EXAMPLES OF WORK PERFORMED:

Assists in the operation and maintenance of several municipal facilities.

Assists with the development of preventive maintenance schedules for heating, air conditioning, ventilation systems, and building conditions.

Operates, maintains, and repairs heating, ventilation, and air conditioning equipment. Activities include repairing and/or replacing compressors, fan motors, belts, and valves; cleaning boilers, filters, pump strainers, evaporator and condenser tubes; changing filters, oil, and chemicals; manipulating controls to maintain proper temperature levels; inspecting equipment for leaks and other malfunctions; and replacing and/or rebuilding pumps.

Assists in the work of janitorial staff engaged in the general maintenance and cleaning of buildings (i.e., repair of carpet, wallpaper, locks, holes in walls/ceilings, hanging pictures, minor painting, etc.).

Performs minor plumbing and electrical work such as unstopping drains; repairing flush valves, water fountains, water heaters, fire hose pumps, and sprinkler systems; replacing light fixtures, ballasts, wall switches, float switches, and light bulbs; repairing electric ranges; and/or wiring electrical motors.

Performs routine inspections of buildings to ensure proper custodial and contractual services and proper functioning of systems; notifies Trades Maintenance Chief of problems with elevators, fire alarms, and janitorial and pest control services.

May accompany insurance, OSHA, and County inspectors on annual inspections of facilities and recommends necessary corrective actions.

Maintains and repairs other equipment such as ice machines, swimming pool, emergency power generators, refrigerators, drinking fountains, jail doors, etc.

May perform repairs and maintenance on Orlando Venues properties.

Helps set up/break down chairs and tables for events; assists with event conversions (basketball to hockey to concerts, etc.); and assists with other event activities as needed.

Performs other duties as assigned.


KNOWLEDGE, SKILLS AND ABILITIES:

Knowledge of standard heating and air conditioning maintenance and repair techniques, materials, and equipment.

Basic knowledge of plumbing and electrical work.

Knowledge of standard carpentry practices, methods, tools, and materials.

Knowledge of occupational hazards and safety precautions.

Knowledge of various cleaning materials.

Skilled in the maintenance and repair of air conditioning systems and equipment such as ice machines, power generators, refrigerators, and drinking fountains which may involve standing, walking, bending, pushing, pulling digging, reaching over head and crawling.

Some positions may require skill in the operation of forklift and high reach equipment.

Skilled in the operation of power equipment

Ability to detect equipment malfunctions and take corrective action, which may involve speaking, hearing, and reading.

Some positions require the ability to lift equipment parts up to 50 lbs., climb ladders, and work from heights or confined areas.

Ability to work with high voltage, high pressure neon, and noxious fumes from chemicals and paints.
